As you might expect, individual offices take up far more space than open plan desks, and can not be planned as efficiently. A large office with room for a small meeting table in addition to the desk, will occupy about  15 sq.m whilst a smaller office will take up about 12 sq.m.

Meeting rooms also need to be factored into the space calculation and you should allow about 4m x 4m (16 sq.m) for a medium sized meeting room to accommodate six to eight people, rising to 36 sq.m for a boardroom capable of seating eighteen to twenty people around a formal table.

In addition to all of these you need to make allowances for kitchens or tea points, break out areas, filing storage areas and comms rooms as well as a reception. Once you have these figures, circulation space should be added to the calculation. Whilst this will depend on how efficiently it is possible to plan the office refurbishment, you should expect to allow an additional 20% for general circulation.
